Application Fees

Application fee for all adults living in the home is $40 each.  This is for your credit report and application processing.  We unfortunately cannot take personal checks for application fees or move-in monies.

You also may pay online for your application fee, on our site, on the link at the top of the screen labeled 'pay rent online'.  Click on the link, and in the pop up window, sign up to be a new user, input your information, and when prompted, choose '000-for application fee only'.  Continue to follow the prompts to pay the fee(s).

You may also directly deposit the application fees into our bank account at Chase Bank.  Please contact our office for the account number. 

Each applicant 18 years of age or older must completely fill out an application. The application fees must be paid before your application will be considered.  You'll be notified of acceptance or denial within 72 hours.

 

Move In Monies

Move-in monies are typically as follows:

If you're moving in on the 1st of the month, it usually is first month's rent, security deposit (between 1 and 1.5x one month's rent), pet deposit (if applicable), and cleaning fee (if applicable).  Earnest deposit is usually around $500.00, and is collected when the lease is signed and the home is taken off of the market.  If move-in does not take place, this money is non-refundable.  It is applied towards your security deposit when you do move in. 

If you're moving in on after the 1st of the month, everything is the same except the rent, which is pro-rated.

 

Pets

Some of our home owners allow pets and some do not.  We require all pets to be spayed or neutered.

If a pet is approved there may be an additional Pet Deposit.

Rental History 

We will verify your rental history.  Please provide the contact person for your last 2 residences - there is a space for these on your application.

 

Income Verification

Gross combined monthly income of all leaseholders should be at least two (2) times the monthly rent. Submiting a copy of the most current paystub will help us process your application faster. Make sure your application has a valid contact to verify your employment.

We will check your credit report for bankrupcys, foreclosure and late payments.  In this economy, we are a little more lenient with foreclosures and bankruptcies. 

 

Agents:

Please submit a copy/image of your business card with your clients
application. Rental referrals are paid based on a 1 year lease.
